The Ministry of Land has been digitizing all the land records in Kenya. Pursuant to the enactment of the Land Registration (Electronic Transactions) Regulations, 2020, the President of the Republic of Kenya April 2021 launched the ArdhiSasa System. This site was developed by the Ministry of Lands and Physical planning in partnership with the National Lands Commission and other stakeholders. The essence of the platform was to speed up land transactions and enable the common mwananchi to access all services offered at the lands ministry through the digital platform. It is currently operating in Nairobi with the exclusion of sectional properties to which regulations are being worked on by the Ministry of Lands and properties under the Central registry which is still manual.
How do I pay land rent on Ardhi Sasa?
1. Individuals wishing to pay for land rent can do so by making an application with the Ministry of Lands online portal by visiting the Ardhisasa portal.
2. Log in to the Ardhisasa portal using your ID Number/Ardhisasa ID, password, and OTP. If you are using the platform for the first time, you will need to Register an account.
3. Once you are successfully Logged into the portal, you will be referred to the homepage of the dashboard. Tap the “Services” option and click on “View More” followed by the “Land Administration” tab.

4. Click on the “Pay Land Rent” option on the land administration page,
5. On the next page, you are required to provide information about the land rent.
6. Enter the Title Number in the Search section using the following formats: Registration Unit/Registration Section/Parcel Number.

7. If you search for the parcel number, pending payments will be listed.
8. Under the “Action” section, click on the “Pay” button.
9. Choose your preferred Payment method and follow the instructions given to make the payment.
10. Upon making the payments you will receive a payment confirmation message on your registered phone.
11. Click on the “Confirm” button to complete the transaction.

12. The payments will be reflected on the Ardhisasa account instantly.
13. Click on the “Download” bottom to download the clearance certificate or print it directly from the site.
Wrap-Up: If you have several pending land rent payments you will be required to pay for each of them separately. This is because each has a unique invoice number. You will receive a Clearance Certificate once you settle all the pending payments.
